{"id":95,"date":"2017-04-30T19:55:17","date_gmt":"2017-04-30T19:55:17","guid":{"rendered":"https:\/\/tcspropertyservices.co.uk\/?page_id=95"},"modified":"2021-11-01T15:02:28","modified_gmt":"2021-11-01T15:02:28","slug":"asset-recording-services","status":"publish","type":"page","link":"https:\/\/tcspropertyservices.co.uk\/?page_id=95","title":{"rendered":"Minimum Energy Efficiency Standards (MEES )"},"content":{"rendered":"<p style=\"text-align: left;\">Energy Efficiency in the Private Rental Sector.<br \/>\nSince 1st April 2020 it has been unlawful for a private landlord to rent out a domestic property if it has<br \/>\nan EPC rating of F or G, unless a valid exemption has been registered on the PRS Exemptions Register<\/p>\n<p>Six things you need to know;<\/p>\n<ol>\n<li>MEES (the Minimum Energy Efficiency Standards) are law now<\/li>\n<li>According to the government data 25% of properties in England<br \/>\nand Wales have an E rating or below<\/li>\n<li>From April 2016 tenants can request a landlord make<br \/>\nimprovements to a property and, if this can be delivered at no<br \/>\nupfront cost, then the landlord cannot \u201cunreasonably refuse\u201d.<\/li>\n<li>From April 2018 a landlord cannot grant a new tenancy of the<br \/>\nproperty with an Energy Performance Certificate with a rating<br \/>\nbelow an E.<\/li>\n<li>From April 2020 a landlord cannot rent any property with an<br \/>\nEnergy Performance Certificate with a rating below an E.<\/li>\n<li>The government has declared their wish to raise those standards<br \/>\nfurther such that that the minimum standard is likely to rise to a<br \/>\nD by 2025 and a C Rating in 2030.<\/li>\n<\/ol>\n<p>Minimum Energy Efficiency Standards (MEES )<\/p>\n<p>What are the Minimum Energy Efficiency Standards?<br \/>\nFrom the 1st April 2018 changes to legislation will<br \/>\nmake it unlawful to let residential properties with an<br \/>\nEnergy Performance Certificate (EPC) with a rating of<br \/>\nF or G.<\/p>\n<p>What are the key dates?<br \/>\nApril 2018- the regulations will only apply upon the<br \/>\ngranting of a new tenancy to a new or existing tenant.<br \/>\nApril 2020- The regulation will apply to ALL privately<br \/>\nrented property which is required to have an EPC.<\/p>\n<p>Are there any penalties for non-compliance?<br \/>\nYes. Failing to comply with a compliance notice could<br \/>\nresult in a fine up to \u00a35000.<\/p>\n<p>Why is it being enforced?<br \/>\nThis new legislation attempts to ensure that all<br \/>\ntenants enjoy a right to live in an energy efficient<br \/>\nhome.
