Energy Performance Certificates
Energy Performance Certificates (EPCs) are needed whenever a property is sold or rented. You must order an EPC for potential buyers and tenants before you market your property to sell or rent. An EPC contains: information about a property’s energy use and typical energy costs recommendations about how to reduce energy use and save money. An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years. The rating is based on factors such as age, property layout, construction, heating, lighting, and insulation. The ratings are standard so the energy efficiency of one home can easily be compared with another. The average rating for a home is a D/E. Accompanying the energy efficiency rating is an environmental impact rating of the CO2 emissions relating to the property.

We only provide Energy Performance Certificate for Existing Dwellings. These are domestic properties that have been lived in. Once you have requested an EPC from us, an accredited energy assessor, will contact you to arrange a convenient time to visit your property. During the assessment the energy assessor will need to inspect your home. This will include external or internal measurements, details about the construction, and the type of heating/hot water used in your home. The assessor will need to access all rooms, the boiler and the loft. The assessor may need to take photographs of items such as heaters and meters. The assessment of a 3 bed property takes up to 50 minutes whilst a flat will take 30 to 40 minutes.
The EPC will be carried out by an accredited Energy Assessor. Accreditation is with Elmhurst Energy. Accreditation number EES 002327. The EPC will be ready within 48 hours of the inspection. Payment can be on the day or prior to us releasing the issued EPC to you

Keys can be collected and dropped off free of charge within 1 mile of property. More than 1 mile is a £10 additional charge.
